1.) Arrival/Departure: Check in time is after 3 pm (Mountain Time) and check out is 11 am.
2.) NO SMOKING: This is a non-smoking unit. This includes decks & balcony.
3.) Age requirements: We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4.) Security deposit: A damage/reservation deposit of $275 is required. It must be received within seven (7) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is not applied toward rent; however, it is refundable (minus the $75 cleaning fee) within (10) days of departure, provided the following provisions are met.
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. All debris, rubbish and discards are placed in public dumpster (located conveniently around the Village), and soiled dishes are placed in the dishwasher.
c. All keys and garage opener are left on the kitchen counter and unit is locked.
d. No linens are lost or damaged.
e. No early check- in or late check-out unless approved by owner.
f. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by Bear Park.
5.) Payment: Full payment for the rental must be received by check-in.
6.) Cancellations: A 7 day notice is required for cancellation. Cancellations that are made less than 7 days before the first day of the stay will forfeit the security deposit.
8.) Maximum occupancy: The maximum number of guests is limited to 7.
9.) Minimum stay: This rental requires a two night minimum stay.
10.) No daily maid service: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.
11.) Rate changes: Rates are subject to change until reservations are confirmed.
12.) Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/ or rental money and the party will not be permitted to check-in.
13.) Pets: One small pet is permitted in rental unit, but only with prior approval. A $300 pet deposit is required / $50 pet fee will not be refunded. Pet owners are responsible for cleaning all pet refuse. The pet must be treated with a topical flea and tick repellent 3 days prior to arrival. The unit owners assume no responsibility for illness or injury to pets or humans while on the premises.
14.) Written exceptions: Exceptions to the above must be approved in writing in advance.
